The report presents the results of the processing of field sales operations for agricultural use carried out during the previous year.
A total of 1,585 land sales operations were carried out, surpassing 291.000 hectares , which represents a 26% increase compared to the previous year. The total amount of the operations exceeded $1.089 billion, resulting in an average value of $3,741 per hectare, representing a 7% increase compared to 2021.
Analyzing the operations by department, it can be highlighted that the departments with the highest operated surface area were Lavalleja, Florida, and Durazno, accumulating around 82,000 hectares for $290 million, which represented 28% and 27% of the respective totals of the year.
On the other hand, the departments of Soriano, Colonia, and Río Negro obtained the highest average prices per hectare, reaching $6,926, $6,904, and $5,763, respectively.
In contrast, the lowest average price per hectare corresponded to the department of Salto, with $2,244 per hectare.
The comparison between the first and second half of the year showed an increase in the number of operations by 60%, and the surface area sold almost doubled in the second half of 2022, while the value per hectare was 20% higher in the second half of the year. All prices are expressed in american dollars.
The average values ranged from $386/ha in 2002 to $3,934/ha in 2014.
The published report establishes that “the annual average price per hectare increased uninterruptedly from 2003 until 2014, and then generated slight fluctuations in price both downwards and upwards until the present.”
During 2022, the average price was the second-highest since DIEA began analyzing this indicator.
Observing the commercialized surface area, three periods can be identified: the first, of high activity, which spanned from 2003 to 2008, with constantly rising prices; the second, of medium activity, which extended from 2009 to 2013, also with increasing prices; and the third period, of low activity, which began in 2014 and continued until 2022, characterized by fluctuating values.
The information from 2022 marks the last period of 23 consecutive years in which the “Land Price” series has been carried out by DIEA. In this period, a total of 42,725 land purchase and sale operations have been recorded, covering a total surface area of 9.2 million hectares.
